If the schedule doesn’t match what’s happening on-site, it is not used to manage the job. When a schedule does not get used to manage the day-to-day operations on-site, the CM team is forced into a reactive mode of operation. Once that happens, the project is sinking.
Strive to keep the contract, the schedule, and the construction, in-sync. The only way to accomplish that is:
1. Perform weekly updates to the master schedule. Extract look-ahead schedules from the master, do not use detached (excel) spreadsheets in place of valid schedule updates. This practice is at the heart of mediocre construction management.
2. Process contract change order paperwork as soon as feasible (ASAF) In-sync PM drives project management beyond reproach (PMBR). Being in-sync allows the project (stakeholders) to flow unencumbered, to perform construction schedules.
